After a walk-through, I will advise you on how to put your home in it’s best light to get you ready for your photo and video shoot.  You would be surprised on how simple fixes can change a space. From creative furniture rearrangements to make the most of your space to suggestions for a few accents you could add, I will get your home ready for its marketing debut!

It takes more than a cell phone to take great photos and video! Your property deserves the best – that’s why we hire a professional photographer to capture your home on camera. Our extensive marketing program requires photos and video in high resolution and our professional photographer delivers. There are secret tricks he uses to maximize the sense of light and spaciousness in every room! The numerous photos and walk-thru video of your property create a visual story for buyers to easily view your home online.

Today, the first showing of your home happens online! More and more buyers make an offer after only one in-person viewing. Preparing your home meticulously for its photo and video shoot is one of the most important things you can do to help your sale.

Once your home is ready for the market and the photos are done, our marketing team gets to work. Here are just some of the ways we’ll get the word out…

Showing your home…

All showings are booked through our office. Not only is it more professional, it ensures that interested buyers and their agent receive the fastest response possible to their inquiry. Our staff literally sets a timer to ensure that buyer calls forwarded to our agents in the field are responded to immediately. Our secure keysafe system records every use so I will always know who has been in your home. We then personally follow up with every showing agent to obtain valuable feedback and determine if their client is potentially interested in purchasing your home. Showings are tracked carefully to ensure that sufficient property brochures are available for future showings.

Feedback on showings will come to you via email so you know what buyers and agents are thinking about your home. Not every showing agent responds but we do our best to get you the info you deserve! Monitoring the details…

While you’re waiting for feedback on showings, I’ll be watching the market on your behalf. All it takes is one new listing and you could find yourself with some tough new competition! Or perhaps the competition just sold and that’s good news for you! I’ll also be monitoring the overall Edmonton area real estate market. Things can shift from a buyer to a seller’s market relatively quickly and that’s information you need to know.

There’s no more important negotiation than your own! I’ll keep our eye on opportunities to advance your interests and make sure you’re aware of the pros and cons of every offer and counteroffer.


Following through to possession day…

Once the SOLD sign is up I’ll stay in close touch with you and your lawyer to ensure that all the paperwork flows smoothly. Together with your lawyer we’ll coordinate releasing the keys to the new owner and make sure any loose ends are tied up neatly for you!
